Four Free Florida Claim Calculators (and the Arguments They Settle)
Most claim disputes we see in Florida aren't really about the damage. They're about four numbers that people misunderstand in the same predictable ways. We built a calculator for each — free, client-side, nothing stored — so the argument can end with the real figure on the screen.
Hurricane Deductible Calculator
Basis: Fla. Stat. §627.701
The argument it settles: “My deductible is 5%, so I pay 5% of the damage.”
Worked example: Coverage A $400,000, 5% deductible, $30,000 of roof damage: you pay the first $20,000 and the policy pays $10,000. At 10% the same claim pays $0 — the top reason Milton claims closed without payment.
Florida Claim Deadline Calculator
Basis: Fla. Stat. §627.70132, §627.70131, §95.11
The argument it settles: “We found the decking rot during the re-roof; we’ll just bill the homeowner.”
Worked example: Date of loss 9 October 2024: notice deadline 9 October 2025, supplement deadline 9 April 2026. Enter the date you notified the insurer and it adds their 7-day acknowledgement and 60-day decision dates.
Public Adjuster Fee Calculator
Basis: Fla. Stat. §626.854(11)
The argument it settles: “A public adjuster will take 20% of my settlement.”
Worked example: Insurer offers $12,000; a PA gets $48,000 under a declared emergency. Fee at the 10% cap is $4,800, you keep $43,200 — $31,200 more than the offer. The calculator also shows the break-even settlement.
Recoverable Depreciation Calculator
Basis: Policy terms; carrier depreciation schedules
The argument it settles: “The roof is 9 years old so they took 45% off and that’s the end of it.”
Worked example: RCV $18,000, 9 of 20 years, 45% depreciation: ACV $9,900, first check after a $2,500 deductible $7,400, and $8,100 of recoverable depreciation owed after the repair is completed and documented.
What the calculators can't do
They can't change the one input that actually moves a claim: the estimate. Every calculation above starts from a dollar figure for the loss, and that figure is only as good as the scope behind it. A desk estimate that misses starter course, drip edge, code upgrades and interior damage will put a claim below the deductible that a full Xactimate® scope clears comfortably.
